The same 3 bedroom villa can be half the price in May that it is in February, and over Christmas it may simply be gone.

- In the high season a 3 bedroom Hacienda Pinilla villa listed on Airbnb runs about US$350 to $725 per night. A 4 bedroom villa runs about $390 to $890.
- In the green season the same homes run about $190 to $525 per night for 3 bedrooms and $350 to $500 for 4.
- High season is mid-December to April. The sharpest peaks are Christmas to New Year and Semana Santa, the week before Easter, which in 2027 is March 21 to 28.
- Green season is May to mid-November. September and October are the wettest months and usually the quietest.

- Private pool, beach club membership and golf-course frontage sit at the top of each range. Shared-pool and condo units sit at the bottom.
- Cleaning fees of $150 to $300 and a 3 night minimum are common. Minimums are longer over Christmas and Semana Santa.
- Dry-season prices across Guanacaste run roughly 2 to 3 times green-season prices, according to Costa Rica Vibes.
- Guanacaste hotels projected 91% occupancy for Semana Santa 2026, the highest in the country, per El Observador. Villas fill in the same window.
- Weekly and monthly discounts are often shown on listings. Extended stays in the green season are the best value.

Before you ask Mary.
What is the cheapest time to rent a villa in Hacienda Pinilla?
May to mid-November, and especially September and October. Prices observed in May were roughly 40 to 60% below the February prices for the same size of home. Expect afternoon rain and a greener landscape.
When do I need to book for Christmas or Easter?
Three to six months ahead for a specific home. When we checked in late October, several Pinilla homes were already unavailable for the week of December 20 to 27, 2026.
Is the price per night or per home?
Per home, per night. Prices here are for whole villas. The guest count can change the price on some listings, so tell Mary your exact group size.
Are beach club, golf and tennis included?
Beach club access depends on the home's membership and is sometimes charged separately. Golf, tennis and horseback riding are booked and paid directly with each operator. Ask Mary what the home includes.
How do I get an exact price for one of Mary's homes?
Send the home or area, your dates and flexibility, guest count and budget. Mary confirms current availability, the full price with fees and taxes, and the payment and cancellation terms before you book.
